A big data center development that can transform western Wyandotte County has been proposed by a developer, which is a multibillion-dollar investment in the region. RedWolf DCD Properties LLC has made an application to the Unified Government of Wyandotte County/Kansas City, Kansas, for a large data center campus west of the Kansas Speedway. The proposed site would consist of six buildings, each with a capacity of 100 megawatts, and covering approximately 1.8 million square feet of space in total.

This would occupy more than 400 acres and also would require rezoning approval. The complex will be split into three buildings along a parallel of Parkway. About four miles from the Kansas Speedway, this location was chosen based on land availability and the fact that there was power there. “A 161 kV transmission line runs parallel to Parallel Parkway to 123rd Street and then north, and it is a key part of the power grid in Kansas City, Kansas, served by BPU,” said Greg Kindle, president of the Wyandotte Economic Development Council. Two new substations would also be constructed on each side of Parallel Parkway to serve the plant.

Cost

The Unified Government’s Economic Development Director Chelsee Chism added that although the plans remain in their infancy, each of the data center buildings could be worth about $2 billion, totaling the entire project cost at around $12 billion. Kindle called the upcoming RedWolf’s data center campus in Wyandotte, the single largest investment that the county has ever had. “Once completed, the development will generate in excess of $13 million in property taxes annually, a sharp increase from today’s revenue of less than $50,000 per year,” he said.

Chism also referred to the economic benefit by announcing that the project can provide up to 200 permanent jobs with salaries greater than the county average wage. “Public improvements to the infrastructure would also be included in the development plan,” she continued. The timeframe for completion will be between five and seven years, depending on when the transformers and other major components are available.

The proposal has not been submitted to the planning department and is not on the agenda for review. Yet, a Unified Government committee might discuss it sometime during the end of April, although Chism said the approval schedule is flexible.
