NorthPoint Development is advancing plans to develop a data center campus as part of the broader Keystone Trade Center project in Fairless Hills. The overall development is valued at approximately $1.5 billion and is currently progressing through its third phase.
According to project details, the data center campus is planned to cover 247 acres and include 10 buildings ranging in size from approximately 112,000 to 217,000 square feet. The structures are expected to be one to two stories in height.
The Falls Township Board of Supervisors has approved the construction of the data center project. The site had previously been designated for distribution and warehouse facilities, but the current proposal reflects a revised development plan focused on data infrastructure.

The NorthPoint Development Keystone data center campus is one of the many as the Wonder Valley data center campus also advances. The construction of the 9GW Wonder Valley data center campus in Box Elder County, Utah has been given the greenlight. However, this comes amid passionate protests from residents who attended a meeting by the commission on Monday. The county’s three commissioners approved the “hyperscale” data center and energy project. It is backed by the Military Installation Development Authority and Shark Tank investor Kevin O’Leary.

First two phases
The first two phases of the 5.5 million-square-foot Keystone Trade Center have already been completed and leased out. New Jersey-based US Elogistics signed on to lease 518,000 square feet in a newly constructed 1.04 million-square-foot building on campus, according to marketing materials.
At full development, the 1,800-acre Keystone Trade Center would have space for 20 or more industrial warehouses, distribution facilities, and data centers with a combined footprint of 10 million to 15 million square feet.
NorthPoint’s shift into data centers is an indication of changing market trends. Demand for industrial warehouse space increased earlier in this decade but has fallen sharply during the last two years.
And the campus is till expanding, on June 9, 2025, Amazon revealed plans for a $20 billion statewide investment in Pennsylvania, with one of its first cloud and AI data center campuses set for Falls Township’s Keystone Trade Center. According to Falls Township officials, the project is part of Amazon’s broader rollout of multiple innovation campuses and is projected to generate about 1,250 jobs. While the commitment is confirmed, township leaders noted that the exact building location within the Keystone Trade Center has not yet been disclosed, as final agreements remain under negotiation.
