Oracle Corp. is moving from site preparation to construction of its $4.5 billion global headquarters on Nashville’s East Bank, after clearing land along the Cumberland River and beginning work on a new pedestrian bridge. The company is expected to mark the next phase with a November groundbreaking and several days of public events.
What is happening now
Oracle has been preparing its roughly 82-acre River North site for construction, including demolition and early infrastructure work. The company began demolition on land it acquired for about $379 million and started work on the pedestrian bridge in August.
The project has entered its construction phase after Oracle submitted a final site-approval request for a 1.3 million-square-foot office campus. The plan calls for 23 buildings arranged around a central lake, with about 20 buildings designated for office use.
What has been completed
Oracle has secured the central approvals needed to move forward. In September, it filed final site-plan documents for the headquarters, settling the scale and layout of the campus after earlier plans had suggested a larger footprint.
The company has also assembled its East Bank land holdings, including a $60 million purchase of a River North property in 2025. That acquisition added to Oracle’s holdings in the area where the headquarters will rise.
On the public-infrastructure side, Oracle received approval to build a pedestrian bridge across the Cumberland River. Construction began in August and is expected to take about two years.
What comes next
The next visible milestone is the November groundbreaking, which Oracle is pairing with public open houses and a community block party. The events are intended to introduce the project to nearby residents as construction activity increases.
The first major deliverable will likely be the pedestrian bridge, which is scheduled for completion around 2028. It will connect Germantown and the Neuhoff district on the west bank with Oracle’s East Bank campus.
The broader headquarters campus is targeted for completion by the end of 2031, the same year Oracle’s job-creation commitment expires.
Who is building it
Oracle is developing and owns the headquarters campus. Foster + Partners, the London-based architecture firm led by Norman Foster, is designing both the campus and the pedestrian bridge.
Nobu Hospitality is planned to operate a 120-key hotel and restaurant on the southern end of the campus. The development will also include a lake house, amphitheater, footbridges, rooftop solar panels and landscaped streams running through the office district.
What Nashville gets
The headquarters is expected to bring 8,500 jobs to Nashville by 2031 under an economic-development agreement reached in 2021. In return for public support, Oracle committed to build the pedestrian bridge, fund environmental cleanup and invest in riverfront public infrastructure.
The state agreed to provide a $65 million grant, while Nashville approved up to $175 million in property-tax abatements. Oracle’s jobs pledge is considered the largest single jobs announcement in Tennessee history.
The project is also the anchor of Nashville’s broader East Bank redevelopment, an effort to convert former industrial land across the river from downtown into a mixed-use neighborhood with offices, housing, retail, parks and public access to the waterfront.
Elsewhere, another major HQ project is moving forward as American Express advances its new 55-story global headquarters at 2 World Trade Center in Lower Manhattan. Like Oracle’s expansive horizontal campus in Nashville, this vertical corporate tower is designed by Foster + Partners and reflects a shared modern philosophy of blending massive commercial investments with extensive public outdoor spaces, greenery-filled terraces, and deep urban integration.
