Soluna Secures 397 Acres for 300 MW Project Dorothy 3 AI Campus in Texas

Soluna has secured 397 acres in Briscoe County, Texas, for Project Dorothy 3, giving the planned AI computing campus a larger footprint and direct access to infrastructure tied to the company’s own 150 MW wind farm.

The land purchase closed August 24 and expands the site beyond the approximately 300 acres Soluna originally planned for the project.

More importantly, the property sits directly across from the Briscoe Wind Farm’s substation and next to Soluna’s existing Project Dorothy developments.

That positioning gives Soluna control over three pieces that are increasingly difficult to assemble for large AI campuses: land, power generation and electrical infrastructure.

Project Dorothy 3 has a potential capacity of up to 300 MW and is being developed as a renewable-first campus for AI and high-performance computing workloads.

The acquisition does not mean the 300 MW campus is under construction. Soluna remains in the development and planning stage. But securing the property removes a significant piece of the project’s remaining site requirements.

The wind farm changes the project’s power equation

The most important part of the Dorothy 3 site may not be the additional acreage.

It is what sits immediately beside it.

Soluna acquired the 150 MW Briscoe Wind Farm in April for $53 million, giving the company ownership of the renewable generation asset that is intended to form the energy foundation for Dorothy 3. The wind farm has an ERCOT interconnection and its substation sits directly across from the newly acquired property.

Soluna says that configuration positions Dorothy 3 for direct, behind-the-meter access to generation it owns.

That gives the project a different starting point from many proposed AI campuses that must first secure land and then negotiate for large-scale utility power.

Soluna is assembling the power and computing infrastructure around an existing generation asset.

The company has described Dorothy 3 as a 150 MW to 300 MW development, with the larger buildout dependent on continued grid-interconnection expansion and additional onsite generation.

The site is now larger than originally planned

Soluna originally identified approximately 300 acres for Dorothy 3.

The completed acquisition covers 397 acres, adding nearly 100 acres beyond that initial footprint.

The company says the additional land provides room for more data halls if additional generation or storage capacity becomes available.

That gives Soluna more flexibility as it develops the campus.

The company had already been advancing the project before closing the land purchase. Its recent filings said environmental due diligence, survey work, fiber studies, schematic design and master planning were underway, while discussions with the interconnecting utility continued around expanded load.

The land closing therefore marks a transition from controlling the property through an acquisition process to owning the full site.

Soluna is building around power it already owns

The strategy behind Dorothy 3 is becoming clearer when the latest land acquisition is viewed alongside the Briscoe Wind Farm purchase.

By acquiring the wind farm first and then securing the adjacent campus site, Soluna has created a development model in which the renewable generation source and future computing load sit within the same broader infrastructure footprint.

That is particularly relevant for AI data centers because access to electricity can determine whether a proposed campus can move from planning to actual deployment.

TeraWulf is pursuing a similar power-first approach at its Justified Data Campus in Kentucky, although through a different model: it is reusing transmission infrastructure at a former aluminum smelter and has secured regulatory approval for up to 482 MW of electric service. The difference is important. Soluna is trying to control the generation asset itself, while TeraWulf is using an existing industrial site and a regulated utility arrangement to secure its power position.

Both approaches reflect the same underlying challenge facing large AI infrastructure projects: a data center cannot scale if the power cannot scale with it.

Dorothy 3 remains a development project

The latest transaction should not be mistaken for a construction start.

Soluna has secured the land and established the project’s renewable-energy foundation, but the company has not announced that construction of the 300 MW campus has begun.

The next milestones will likely revolve around power expansion, engineering, customer commitments, financing and construction decisions.

Soluna currently places Dorothy 3 within a development pipeline of approximately 6.3 GW across multiple sites. The company operates approximately 192 MW of energized capacity, making a potential 300 MW Dorothy 3 campus a substantial expansion relative to its current operating base.

The company has also continued to position Dorothy 3 as an AI and high-performance computing opportunity rather than simply another cryptocurrency mining site. Its project materials describe the campus as a renewable-powered AI development adjacent to Projects Dorothy 1 and 2.

The significance of the August 24 transaction is therefore not that Soluna has suddenly added 300 MW of operating data-center capacity.

It has secured the physical foundation for a project that could eventually add that scale.

With 397 acres now under its control, a 150 MW wind farm already owned and the associated substation directly across the property, Soluna has assembled a more complete infrastructure package around Dorothy 3.

The challenge now shifts from assembling the site to turning that infrastructure position into an operating AI campus.
