Life Time and Dewitt Carolinas have broken ground on Life Time Living at The Exchange Raleigh, a luxury apartment tower paired with an 80,000 square foot athletic country club, the second phase of a 40 acre, $1 billion master plan. The companies held the groundbreaking on October 29, 2026, and the tower is planned to open in 2028.
The tower is being developed by Dewitt Carolinas with Life Time, and Consigli Construction is the construction manager. The press release did not state a cost for the tower, but local reporting puts the investment at more than $200 million. In addition, the companies have not named an architect for the building.
Amenity led apartment living is also expanding at the other end of the price range around Raleigh. About 30 miles southeast in Selma, The NRP Group is building Eastfield Village, a 348 unit community with a pickleball court, coworking lounge and fitness center. NRP now markets that community as Quincy at Eastfield, with first move-ins expected in late 2026 and full completion targeted for the fourth quarter of 2027.

Life Time Living at The Exchange Raleigh Combines Residences With a Four Level Athletic Club
The Life Time Living tower will sit above an 80,000 square foot, four level Life Time athletic country club with studios for barre, cardio, strength, Pilates and yoga, plus recovery and massage spaces, a coworking lounge, a LifeCafe and a Kids Academy. A 40,000 square foot rooftop beach club will add a leisure pool, a six lane lap pool and four pickleball courts. That rooftop covers nearly an acre, and both the club and the beach club will be open to residents and outside members.
Residences will range from 610 to 2,040 square feet, according to the companies. Dewitt Carolinas president Steven Beattie told Business North Carolina the tower will hold 289 apartments, and that about three quarters of them will have balconies.
Beattie also described a top floor sky lounge facing west for sunset views, and said every unit will include a gas range, a soaking tub and a fireplace. Dewitt Carolinas will release rental rates closer to opening.
Furthermore, units will have high ceilings, large windows, work from home spaces, walk in closets and covered parking with electric vehicle charging. Shared amenities include a private dining room and a golf and game simulator room. The project is set to receive NGBS Green and Fitwel certifications.
Parham Javaheri, Life Time’s president of real estate, said combining residences with the athletic country club turns healthy living into something “built into everyday life” for residents.

Phase Two Moves The Exchange Raleigh Master Plan Forward
The tower formally starts phase two of The Exchange Raleigh, a 40 acre master plan in Midtown Raleigh. At full build out the development is expected to include four acres of activated park space within seven acres of greenspace, up to 990,000 square feet of office space, up to 1,275 residential units, 300 hotel rooms and 125,000 square feet of retail and dining.
Phase one centered on 1000 Social, a WELL certified office tower that Business North Carolina reports is 12 stories and 354,000 square feet and opened in late 2024. Todd Saieed, chief executive of Dewitt Carolinas, called the groundbreaking the culmination of a long term vision rather than only the start of the next phase.
Axios described the tower as the third vertical project at The Exchange, following 1000 Social and One Renaissance Center, and reported that Dewitt Carolinas has been assembling parcels for the site since 1999. Axios also reported that memberships at Life Time’s existing Raleigh club start at $219 a month.
The design has also grown since Life Time’s involvement was announced in 2024. Early plans described an 18 story tower with more than 250 apartments, whereas Axios reported this month that the tower is now 20 stories with 289 units.
Life Time Living Expands Across the United States
Life Time Living debuted in Coral Gables, Florida in 2021 and now operates in Henderson, Nevada; Burlington, Massachusetts; and Stamford, Connecticut. Next year, additional locations will open in King of Prussia, Pennsylvania and Paradise Valley, Arizona, and each sits next to or connects to a Life Time athletic country club.
Life Time entered the Raleigh market in 2007 and now operates four athletic country clubs there, in Cary, Apex, Raleigh and Alston Town Center. The Alston Town Center club opened in 2026. Waitlists are open for both the residences and the athletic club.
