Construction has begun on an approximately 1-million-square-foot, Butt County Industrial Building. This project is being developed by the Atlanta based CRG, along with Clayco‘s development and investment arm, based in Chicago.

Due to the shortage of sites for big warehouse and e-commerce projects in Atlanta and its surrounding suburbs, the developers had to set up their new Butts County Industrial Building outside Atlanta.

Mike Demperio, the executive vice president and Southeast Region industrial leader for CRG admitted that there was definitely a lack of sites in Atlanta and that the company was struggling to get up to speed on latest e-commerce facilities.

Demperio said, “The older buildings are basically obsolete if they don’t have high ceilings, trailer storage and car parks.”

This new Butts County Industrial Building, will be the first building to be developed on a 64-acre site, which is part of the proposed River Park E-Commerce Center. This park can be found 30 miles south of the city near Jackson, Georgia and it provides direct access to Atlanta’s Interstate 75 South submarket and interstate frontage. In the long run, the site is expected to hold more than 18 million square feet of Class A industrial space and e-commerce facilities, resulting in the creation of over 5,000 jobs.

According to Demperio, there is a continuous industrial demand for this submarket and he pointed out that this makes it necessary for the company to identify a location that serves their purpose, of supporting the needs of their super bulk clients all over the country.

Demperio stated, “This will be a best-in-class facility once completed, and it will give any major logistics user greater proximity to both the Port of Savannah and Florida than what’s currently available in the market.”

CRG expects the construction on the Butts County Industrial Building to be completed by the third quarter next year. The marketing of this project will be handled by Chris Tomasulo, Ryan Hoyt and Bennett Rudder with Jones Lang LaSalle.
