Plans underway for the development of the twin tower St Regis Residences project in Miami, which will be built through a joint venture between Related Group and Integra Investments. The twin tower project will be built along Brickell Avenue and is intended to replace an already existing affordable senior housing complex.

The developers are planning on demolishing the 17 story senior housing complex at 1809 Brickell Ave, to make way for the two 48-story, luxury towers referred to as the St Regis Residences. A new 271-unit residential building called Mosaico is currently being developed for the senior citizens in the neighboring  Allapattah community; all residents currently residing at 1809 Brickell have the option of relocating to the new affordable housing building, which is expected to be finished by the first quarter of 2022.

St Regis Residences to bring 354 luxury condos to Brickell Ave with prices starting from $2 M

The new St Regis Residences to be developed at 1809 Brickell Ave will feature 354 condos, consisting of duplexes ranging between 1,300 square feet and 7,000-square-feet for longer-term rentals only, with prices starting from $2 million upwards. Although a hotel is not included in the development plans, the New York-based St. Regis Hotels & Resorts will provide the future condo residents with the historic five-star services of a hotel-inspired living experience.

The luxury towers will also offer the residents several amenities such as an indoor lap pool, a St Regis Tea Room, and a restaurant, which will occupy a total of 55,000 square feet. The President at Related, Jon Paul Perez, mentioned that his company’s plans for the new St. Regis Residences would secure Brickell as an international metropolis for the new age of connoisseurs, just like the first St. Regis hotel which solidified New York City over ten decades ago, as the global hub for culture, commerce and society. Perez also added, “Miami is truly coming into its own and Brickell is at its epicenter.”

The developers are hopeful that the  St Regis Residences will break ground some time in 2022 and they intend to begin taking reservations in January. Buyers are expected to make deposits worth upto 40% of the total amount to secure available spaces. The construction start date is dependent on receiving necessary development approvals from the city officials, but the developers believe that the construction could start in 2023 and expect the project to be completed within three years.
