Northampton, Provident Partner on 54 MW AI-Ready Data Center in North Dallas

Northampton Capital Partners LLC has partnered with Provident Data Centers to develop a 54 MW critical-capacity data center in the North Dallas Corridor, with the facility targeted for delivery in late 2027.

The joint venture brings together Northampton, an alternative asset management firm focused on infrastructure investments across North America, and Provident Data Centers, a division of Dallas-based Provident. The partners plan to develop the facility as a next-generation, turnkey data center designed to serve growing demand for AI and inference computing capacity.

The project sits on a 74 MW site within the Dallas data center market, one of the most active markets for digital infrastructure in the United States. Its location provides access to major network interconnections and connectivity infrastructure serving the broader Dallas-Fort Worth region and nationwide data center networks.

Provident said the facility will use a basis of design that consumes effectively zero water and prioritizes quiet operation. The design also incorporates AI-ready power density to support the growing requirements of inference workloads.

Broader framework

The partners have also established a broader framework that could lead to additional data center developments in other top-tier U.S. markets. Under the framework, Northampton and Provident intend to pursue additional sites designed to accommodate inference workloads and other high-density computing requirements.

Scott McBride, Founding Partner at Northampton Capital Partners, said the partnership will allow the companies to pursue opportunities in attractive data center markets while responding to growing demand for inference-ready capacity.

Geoffrey Strong, Founder and CEO of Northampton Capital Partners, said the joint venture reflects the firm’s strategy of providing capital for critical infrastructure assets in the United States.

Roman Pacewicz, Managing Partner of Provident Data Centers, said the project will deliver highly networked capacity in a market with near-zero vacancy. He also highlighted the facility’s water-efficient design, quiet operating profile and AI-ready power density.

The project adds another large-scale data center development to the North Dallas market as demand for high-density computing infrastructure continues to expand. With 54 MW of critical capacity and a targeted late-2027 delivery, the facility represents a significant addition to the region’s data center pipeline.

Simpson Thacher & Bartlett LLP is serving as legal counsel to Northampton. Haynes and Boone LLP is serving as legal counsel to Provident Data Centers, while Citizens Capital Markets is serving as Provident’s financial advisor.

The North Dallas development is part of a broader push to secure power and infrastructure for AI-focused data centers across the United States. In Pennsylvania, Alpha Compute has signed a binding term sheet for a planned 200 MW natural gas-powered data center campus, with potential expansion to 1 GW. The project would use behind-the-meter generation fueled by Marcellus natural gas, giving the company a different approach to securing power for high-density computing workloads.
