One Beverly Hills is advancing toward a record-breaking California skyscraper status as construction moves deeper into its vertical phase. The $10 billion mixed-use development will transform Beverly Hills’ western gateway with two landmark residential towers. Once completed, the towers will become the tallest buildings in the city. The development also combines luxury residences, hospitality, retail, restaurants, gardens and extensive public spaces.

The latest milestone involves a $4.3 billion construction financing package secured to complete the development. J.P. Morgan leads the $2.8 billion senior loan, while VICI Properties provides $1.5 billion in mezzanine financing.

The financing strengthens the project’s delivery prospects after construction entered its vertical phase in late 2025. Therefore, the focus now shifts toward advancing the towers and delivering the wider development.

The project covers 17.5 acres at Wilshire and Santa Monica boulevards. The development will establish two residential towers reaching 31 and 28 stories.

The taller tower will reach approximately 410 feet, according to skyscraper industry data. The second tower will reach about 369 feet.

That scale represents a major change for Beverly Hills, where the current tallest completed building reaches only 53 meters. Consequently, the project will dramatically alter the city’s skyline.

Construction began on February 8, 2024, according to Beverly Hills city documents. Vertical construction followed in autumn 2025, marking a significant transition from groundwork to building assembly.

The development will contain fewer than 200 ultra-luxury residences across the two towers. These residences will operate under the Aman brand alongside the planned Aman Beverly Hills hotel.

The project will also introduce Aman’s first West Coast urban hotel and branded residences. The hotel will contain 78 suites, while the private Aman Club will cover about 100,000 square feet.

Beyond the towers,  the project will create a broader mixed-use destination. The scheme includes approximately 10 acres of gardens and open space across the 17.5-acre site.

The landscape will include botanical gardens designed around Southern California conditions. Developers also plan recycled water and collected rainfall systems for landscape irrigation.

Meanwhile, the development will provide about 1,800 underground parking spaces. Retail and dining areas will add another major commercial component to the project.

The project will also connect the Beverly Hilton with the Waldorf Astoria Beverly Hills. It includes a planned refurbishment of the Beverly Hilton as part of the wider development.

Several international luxury brands have already joined the commercial program. Dolce & Gabbana, Casa Tua Cucina and Los Mochis feature among the announced concepts.

Importantly, the latest financing removes a major funding hurdle for the remaining construction program. VICI’s mezzanine commitment increased its investment in the development by $1.05 billion.

The financing also reflects lender confidence in the project’s residential and commercial prospects. Significant condominium sales and commercial partnerships supported the financing agreement.

The development expects phased delivery from 2028. City documents indicate that overall construction should reach completion in early 2028.

As construction progresses, the project is therefore moving closer to creating Beverly Hills’ defining new skyline landmark.

One Beverly Hills is also part of a wider construction pipeline across Southern California. A separate $60 million AC Hotel by Marriott project in Pasadena reached groundbreaking in 2023. The six-story, 194-room hotel occupies a 100,000-square-foot development on Colorado Boulevard.

The Pasadena project also shares a technical connection with One Beverly Hills through Saiful Bouquet, which provides structural engineering services for both developments.
