Toyota Stadium Construction Expands With New Mixed-Use District in Frisco

A new hotel and convention development will expand the Toyota Stadium campus in Frisco, Texas, adding hospitality, meeting and entertainment space to the sports-focused property.

FC Dallas, Hunt Sports Development, Peak Curated Development and VENU plan to develop an approximately 290-room boutique hotel and more than 40,000 square feet of convention, meeting and event space. Construction is scheduled to begin in 2027.

The project will create a year-round destination around Toyota Stadium, extending activity beyond soccer matches to conferences, business events, concerts, dining and leisure.

The hotel will include a full-service restaurant and bar, rooftop bar and lounge, experiential spa and fitness center, along with other guest amenities.

At the center of the development will be more than 25,000 square feet of dedicated meeting space, including a 15,000-square-foot ballroom. The ballroom will be divisible into smaller breakout rooms and can also be configured as a 3,000-person music hall or live entertainment venue.

Toyota Stadium renovation moves alongside new development

The new hospitality project comes as Toyota Stadium undergoes a major renovation that is already under construction.

Frisco approved up to $182 million for stadium improvements in 2024 through a public-private financing structure involving the City of Frisco, Frisco ISD, the Frisco Community Development Corporation and Hunt Sports Group.

The renovation includes 3,400 additional seats, upgraded clubs and luxury suites, reconstructed concourses, new entrances, concessions and restrooms. The work also includes upgraded broadcast and press facilities, LED lighting and audiovisual systems.

The agreement extended FC Dallas’ stadium lease through Dec. 31, 2057. Hunt Sports Group was required to begin construction by Dec. 31, 2025, with completion of the stadium improvements required by Dec. 31, 2028.

The renovated east side opened in September 2026, while construction continues on the north and west sides. FC Dallas has described the broader stadium transformation as costing more than $215 million.

That figure is higher than the up-to-$182 million in stadium improvements approved by Frisco in 2024. The city and FC Dallas documents reviewed for this project do not explain the difference between the two figures.

Office campus expands west of Toyota Stadium

The new hotel and convention development will complement a separate office campus planned on the west side of Toyota Stadium.

Cawley Partners is developing the office project at 9220 World Cup Way in partnership with FC Dallas and the Hunt family. The first phase will deliver a 205,000-square-foot Class A office building, while the broader campus could eventually exceed 1 million square feet.

Gensler is designing the office development, which will include structured parking, conference facilities, tenant amenities, a fitness center and outdoor spaces.

The office project builds on the broader mixed-use strategy outlined in a 2024 development agreement between Frisco and Hunt Sports Group.

That earlier plan called for 1.2 million square feet of Class A office space, a 200-room, 180,000-square-foot full-service hotel, a minimum 200-unit high-rise multifamily building totaling about 300,000 square feet, and 30,000 square feet of retail and restaurant space.

The agreement divided the first phase into two components. Phase 1A covered the hotel, multifamily and retail elements, while Phase 1B covered a 200,000-square-foot Class A office building and shared parking.

The newly announced hotel represents a change from that earlier concept, with approximately 290 rooms instead of 200 and a much larger convention and entertainment component.

The latest announcement does not state whether the multifamily and retail components from the 2024 agreement remain part of the longer-term development.

Incentives support broader mixed-use development

The 2024 agreement included up to $25 million in performance-based infrastructure incentives for the surrounding development.

The Qualified Infrastructure Grant provided for up to $12.5 million following completion of Phase 1A and another $12.5 million following completion of Phase 1B.

The earlier agreement also required minimum private investment of $231 million in the hotel, retail and multifamily components and $110 million in office development.

Phase 1A had a completion deadline of Dec. 31, 2035, while Phase 1B had a deadline of Dec. 31, 2037.

The city documents state that the stadium and mixed-use agreements would not result in a property-tax increase for Frisco residents or businesses.

Toyota Stadium campus takes on broader role

Toyota Stadium opened in 2005 and has since become a major sports and entertainment venue in Frisco.

Beyond serving as the home of FC Dallas, the stadium has hosted concerts, international soccer, training activity connected with the 2026 FIFA World Cup and the NCAA Division I Football Championship.

The new hotel and convention development is intended to build on that existing visitor base by adding facilities that can operate throughout the year.

The project will place hospitality, business meetings and large-scale entertainment alongside the stadium and the expanding office campus, creating a broader mixed-use environment around one of Frisco’s major sports venues.

Additionally, the Toyota Stadium development follows a similar approach now taking shape at Willets Point in Queens, New York, where a new Major League Soccer stadium is being developed as one component of a much larger neighborhood transformation. The Willets Point project includes 2,500 affordable homes, a 250-room hotel, retail, public open space and a new 25,000-seat stadium for New York City FC. Construction on the broader redevelopment is already underway, with the stadium expected to open for the 2027 MLS season.
