The Wilmac Corio Industrial Park in Geelong, Victoria, has reached full completion and sold out, delivering 12 industrial warehouses worth more than A$60 million. The development at 128–146 O’Brien’s Road in Corio provides 22,577 square metres of gross floor area, strengthening the supply of large-format industrial property in the Greater Geelong region. According to Knight Frank, construction finished in the second half of 2025, and all 12 warehouses have since changed hands.
Wilmac Corio Industrial Park Completes 12 Warehouses
Developed by Victorian property developer Wilmac, the industrial estate addresses demand for modern warehouse facilities with substantial floor areas, corporate-grade offices and convenient freight access. Each property offers industrial space designed to support logistics, distribution, storage and business operations.
The development benefits from its proximity to the Geelong Ring Road, providing access to regional transport routes and Melbourne-linked supply chains. Furthermore, the estate incorporates hardstand areas, loading facilities, parking and office amenities to accommodate a range of industrial occupiers.
The 12 warehouses collectively provide 22,577 square metres of gross floor area. The project attracted national occupiers and established local businesses, including Harvey Norman, Ventia, Polyaire, Direct Freight, Stage II and Partington.
Wilmac Corio Industrial Park Records More Than A$60 Million in Sales
The completed development generated more than A$60 million in total warehouse sales, reflecting demand for modern industrial property in Geelong. Knight Frank reported that a significant proportion of the warehouses sold before construction began, while the remaining properties sold during construction or shortly after completion.
The final warehouse sale involved a 1,749-square-metre property at 10 Industry Place, Corio. A local investor purchased the facility for A$4.2 million, securing a second property within the estate.
Meanwhile, reported rents reached up to A$180 per square metre, according to the project’s sales agents. The result highlights the appeal of regional industrial locations offering modern facilities, transport connectivity and comparatively accessible property markets.
Wilmac director Angus McQueen said the development responded to a shortage of large-format, premium industrial accommodation in Geelong. The developer now intends to pursue additional industrial and commercial opportunities across metropolitan and regional Victoria.
Australian Industrial Construction Expands Beyond Warehousing
The completion of Wilmac Corio highlights continuing investment in industrial facilities that support Australia’s business and supply-chain requirements. In Western Australia, the proposed Collie renewable steel mill represents a complementary development focused on domestic manufacturing and lower-emissions construction materials.
Generation Steel plans to develop the Collie facility using electric arc furnace technology and renewable electricity. The proposed mill targets annual production of approximately 450,000 tones of steel products from recycled scrap, supporting Australia’s construction sector with locally manufactured reinforcing steel.
Although the two projects serve different purposes, both illustrate the role of industrial construction in supporting Australia’s regional economies. Wilmac Corio provides completed warehouse and logistics capacity, while the Collie project aims to expand domestic steel production using renewable power.
