Scroll through today’s construction headlines and the pattern is hard to miss: a $3.7 billion ammonia plant breaking ground in Louisiana, a $2 billion stadium advancing through its final phases, port expansions and data center buildouts moving simultaneously across continents. Projects at this scale were once rare enough to be industry landmarks. Now they’re routine, and the leadership required to deliver them has changed along with their size.
According to research from the Project Management Institute, the construction industry will need nearly 2.5 million additional project professionals by 2035, a 60 percent increase over 2025 levels. That demand isn’t just about headcount. McKinsey’s research on the largest capital projects, those exceeding $1 billion, finds they’re typically delivered a year behind schedule and 30 percent over budget, a pattern serious enough that, if it continues industry-wide, McKinsey estimates it could destroy $5 trillion in value across currently announced projects. The gap isn’t a shortage of skilled tradespeople alone. It’s a shortage of leaders who can hold together the financing, regulatory, and stakeholder complexity that now comes bundled with any project of real scale.
Where the Traditional Path Falls Short
That complexity is what’s straining the traditional path to leadership. For most of the industry’s history, someone earned a leadership role by moving up through the field, estimating, then supervising, then managing, absorbing the business side gradually through experience. That path still produces excellent operators, and no classroom substitutes for years of hard-won judgment on a live site. But a modern megaproject increasingly resembles a corporate deal as much as a construction job, with financing structures, cross-border compliance, and supply chains that span multiple countries. Northeastern University’s Adel Zadeh, who works closely with construction project professionals, has pointed out that people in construction management increasingly need stronger leadership competencies simply to collaborate effectively with upper management and executive teams. Field expertise remains the foundation, but on its own it’s no longer sufficient preparation for where the largest projects are headed.
How Firms Are Closing the Gap
Firms that recognize this are responding in a few different ways, and formal education is increasingly part of the mix. A construction management degree remains the standard entry point into technical leadership, and certifications like the PMP continue to matter for project-level credibility. But for professionals aiming specifically at executive or business-development roles, a growing number are supplementing that foundation with broader business training, sometimes a general business degree, sometimes an online MBA program that lets working professionals build financial and strategic fluency without pausing an active career. The online format in particular fits how these career transitions actually happen: the people moving into senior leadership are usually mid-career, already carrying real responsibility, and not in a position to step away for a traditional full-time program. Some companies are also building the capability in-house, through structured mentorship or internal project academies that pair technical training with business coaching, an approach McKinsey has noted among firms managing large project portfolios.
What ties these responses together is a shared recognition that site management and business leadership, while historically bundled into the same career track, now require increasingly distinct skill sets. A site manager’s signing authority and decision-making scope that worked fine on a modest project can become a genuine bottleneck on a billion-dollar one, and closing that gap takes more than tenure. It takes leaders who are deliberately building both kinds of fluency at once.
For professionals with an eye on where the industry is heading, the message isn’t that field experience matters less. It’s that it’s no longer the whole equation. As construction continues absorbing an outsized share of global capital investment, energy infrastructure, semiconductor fabs, transportation networks, the firms and individuals who invest early in that dual fluency, technical and strategic, will be the ones best positioned to lead the next generation of megaprojects rather than simply build them.
